Set close to bustling Botanic avenue this hotel is situated just a few minutes from both the Botanic Gardens and Queen's University. Less than a mile from the city centre, the hotel is close to all the surrounding attractions  including a variety of bars, restaurants, cinemas and cafes. Belfast's only art house cinema,  Queen's Film Theatre ,is practically on its doorstep .  Within Duke at Queens too, there is a new bar and restaurant.

Newly Refurbished under new management

This hotel is really classy having been refurbished Jan 2009. The rooms are fantastic, the staff brilliant and a really tasty pizzeria on the ground floor.

Not worth 3 stars

Not worth three stars but medium price for the area, (£90 for 2 B&B) just about adequately clean, tired furnishings in rooms, good location for University but at front, noisy late at night from bar downstairs and drunks going home. They need to upgrade their bedrooms; ours had a cracked window, shabby couch covers, only five hangers in the wardrobe, a bedisde light that did not work and such a low voltage bulb in the bathroom you couldn't see to do makeup or shave! Service at breakfast was uninspired, breakfast Ok if also uninspired. The private parking advertised on the web did not exist so on street parking only - not easy round there.
